Avoiding risky ground-up projects and major rehabilitations, Dietz Property Group’s investment strategy delivers strong returns to its investor partners who might not otherwise have access to the caliber of investment opportunity the firm provides. We do so by focusing on opportunities in two primary categories: relatively stabilized assets that will realize significant efficiencies through superior property management, strategic capital improvements or recapitalization; and more troubled, higher-vacancy properties that offer significant upside through aggressive management or repositioning. We pursue complex single-asset and portfolio transactions which require creative restructuring, active management and recapitalization or repositioning. These are properties that are frequently ignored by our competitors, who lack our capacity to close as well as our ability to see the possibility of and realize significant returns. Our ability to implement this strategy is enhanced by our close working relationship with the nation’s dominant multifamily investment bank, which provides unparalleled access to deal flow and market knowledge. We concentrate our attention on class C+ or better assets in Michigan, Ohio, Indiana, Kentucky, Missouri and Tennessee, with our primary focus on multifamily assets. Multifamily assets will typically have 150 units or more and commercial assets will typically be 50,000 square feet or larger. |
